What is a portfolio (blanket) loan?

A portfolio or blanket loan finances several properties with one loan secured by all of them. Instead of managing many separate mortgages and closings, you have one loan, one payment and one closing.

Why investors use them

  • One closing and one set of costs instead of many
  • Simplified payments and paperwork
  • Acquire a group of properties from a seller in one transaction
  • Consolidate existing loans on properties you already own

How they are underwritten

Like a DSCR loan, portfolio loans generally look at the combined rental income of the properties against the combined payment, along with credit, leverage and the properties themselves. Portfolio loans can combine up to 25 properties, with a minimum of three and a $500,000 total loan. Because every portfolio is different, we structure these case by case.

Common questions

How many properties do I need?

Portfolio loans are for multiple properties. Reach out with what you have and a loan officer will tell you whether a blanket structure fits.

Can I release a property from the loan later?

Some portfolio loans allow individual properties to be released when sold or refinanced. The details depend on the structure and are worth discussing up front with your loan officer.

Do I need tax returns?

Portfolio loans for investors are generally underwritten on the properties’ income rather than your personal income. Your loan officer will confirm what applies to your deal.
