What is a DSCR loan?

A DSCR loan is a mortgage for investment property that is approved mainly on the debt service coverage ratio: how much rent the property brings in compared with what it costs to carry. Instead of asking for your tax returns and pay stubs, the lender looks at the property.

The formula: DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance and any HOA). Rent of $2,600 against a $2,000 payment is a DSCR of 1.30.

Who DSCR loans are for

  • Investors who own several properties and show low taxable income on paper
  • Self-employed borrowers who do not want to document personal income
  • Buyers adding rentals quickly who need approval to move at the speed of the market
  • Owners who want to refinance or pull cash out of a rental

What we look at

  • The property’s rent compared with its monthly payment (the DSCR)
  • Credit score and the loan-to-value of the deal
  • Property type and location
  • Cash reserves and your experience as an investor

Credit, leverage and pricing depend on the whole picture, which is why the estimator asks a few questions first.

Documents you will typically need

  • Government-issued photo ID
  • Recent bank statements
  • Entity documents if you are closing in an LLC (formation docs and operating agreement)
  • Lease agreements or a rent estimate for the property
  • Insurance for the property

Property types

Single-family homes, 2–4 unit properties, condos and multifamily. Mixed-use and unusual properties are handled case by case — just ask.

Do I need tax returns for a DSCR loan?

Generally no. DSCR loans qualify the property’s income instead of your personal income, so tax returns, W-2s and pay stubs are typically not required.

What DSCR do I need?

A DSCR of 1.0 or higher means the rent covers the payment. Many programs like to see more cushion, and some will consider a lower ratio with less leverage. The estimator and a loan officer can show you where your deal lands.

Can I close in an LLC?

Yes. Most investors close DSCR loans in an LLC or similar entity.

Can I use a DSCR loan to pull cash out?

Yes. Cash-out refinances are available, subject to the property’s value, rent and your loan-to-value.

How is a DSCR loan different from a conventional loan?

Conventional loans are based on your personal income and debt-to-income ratio. DSCR loans are based on the property’s rent versus its payment. See the full comparison.
